At Rudding Park we’re offering 4 equal fractional-ownership shares in our luxury lodge development — giving you the benefits of second home ownership without the full-time costs or responsibilities.
For £236,500 per 25% share, you’ll enjoy an average 75 nights each year in your fully furnished, professionally managed lodge — designed for effortless enjoyment from the moment you arrive.
With a whole host of stunning locations and landmarks to explore — including Historic York, vibrant Leeds, the Yorkshire Dales and North Yorkshire Moors — your time here can be as relaxed or adventure-filled as you choose.
HOW IT WORKS
OWNERSHIP
You’re not renting time. You’re investing in a quarter share of the property, held within a UK Limited Company. Your name is on the title, giving you real, deeded ownership.
75 NIGHTS OF EXCLUSIVE USE
Each share entitles you to an average of 75 nights per year. A fair, rotating booking calendar ensures every co-owner receives priority access during peak seasons.
FULLY MANAGED EXPERIENCE
Everything is taken care of: cleaning, maintenance, changeovers, and preparation. Professional housekeeping ensures your home is always immaculate. You just need to arrive, unwind, and feel at home.
SPLIT THE COSTS
All running costs — including utilities, site fees, insurance, maintenance, and housekeeping — are shared equally between the co-owners. No surprises. No stress.
SELLING YOUR SHARE
You’re free to sell your share at any time, with first refusal offered to fellow owners. A commission will become due at the point of sale.
FAQs
IS THIS A TIMESHARE?
No. You own a 25% share of the property – not just access to a time slot. This gives you both usage and equity.
WHAT DO RUNNING COSTS COVER?
Utilities, insurance, site fees, cleaning, repairs, linen, broadband, and management - all included and divided equally between owners. Transparent budgets reviewed annually.
CAN I RENT OUT MY WEEKS?
No. To protect the residential feel and exclusivity of the community, shares are for personal use only – this is not an investment product.
WILL I MEET MY CO-OWNERS?
Only if you choose. Each owner’s time is private and exclusive - you’ll never share the lodge at the same time.
CAN I SELL MY SHARE?
Yes, you can sell at any time. We’ll offer it first to other co-owners. You may also list with your own agent or through our sales team.

Situated three miles south of Harrogate, Rudding Park lies off the A658 linking the A61 from Leeds to the A59 York Road. Access from the A1 (M) is best from J47.
From M1/M62
From the M1 or M62 (M621) in Leeds follow the A61 Harrogate signs.
At the roundabout with the A658 (Bradford/York Road) follow the brown tourist signs to Rudding Park (3 miles).
From A1(M)
Exit the A1 (M) at Junction 47 signposted Harrogate, Knaresborough and take the exit off the roundabout onto the A59. For the next four consecutive roundabouts take the second exit signposted Bradford. After the fourth roundabout follow the brown tourist signs to Rudding Park.
By Train and Aeroplane
Rudding Park has excellent communications by rail and air. Harrogate train station lies within three miles and Leeds Bradford Airport is a 30 minute drive away.
